What you do here
You register properties (name, type, address, owner, responsible manager) and, beneath each one, the units (flat, commercial, parking, cellar) with area, rooms and target rent. On the property record you keep occupancy, compliance deadlines and notes together.
Units, occupancy & vacancy
Each property is a hierarchy: property → units → tenancies. Active tenancies automatically yield the monthly cold rent roll and the vacancy rate – the figures looked at first in practice. The tiles above the list (units, vacancy, rent roll, overdue deadlines) are recomputed continuously from the child data.
Deadlines & inspections (compliance)
The real value of the category is the deadline calendar: legionella testing, heating/chimney sweep, electrical inspection, lift, smoke detectors, playgrounds and tree checks – per property with due date, responsible person, interval and legal basis. Overdue items appear in red, in the "Deadlines due" tab and in the KPI. In a dispute the documented inspection counts, not the claim of one.
The law behind it
Energy performance certificate when letting/selling (GEG, valid 10 years – expiry is pre-warned). Periodic legionella testing of let large systems (TrinkwV). Landlord move-in/out confirmation within two weeks (§ 19 BMG). Duty to maintain safety for winter service, lighting, playgrounds, trees (§ 823 BGB). Recurring inspections of heating, electrics, lifts (KÜO, DGUV V3, BetrSichV). Residential managers need a permit plus 20 h of training over three years (§ 34c GewO/MaBV); for condominiums a resolution record (§ 24(7) WEG) and an asset report (§ 28(4) WEG). Retain records up to ten years (GoBD/§ 147 AO); personal data under GDPR.
Who sees what
Admin and back office (dispatcher) create, edit, assign management and set the status; deletion stays with admin. The assigned manager may maintain their own property including units, tenancies and deadlines, even without full management rights. Field staff (caretaker/technician) can see properties and set the status on site.

Use the list tabs and filters to find properties in maintenance, with due deadlines or under a specific manager. Open a property to see its record – units, occupancy, deadlines, economics and history in one place. Acquisition value, target and actual rent are shown in your configured currency.
